2. Sit and let us know what it is you want, bedrooms, baths, square footage, how much you want to spend and let us help you with financing. We have what we call Specs and then of course we have pre-sales, the Specs are homes the builder Mr. Whitworth thinks buyers will be looking for most are 4 bedroom, 2 1/2 + baths with more than 2,3oo sq. ft. We have larger and smaller, we build larger and smaller homes depending on your needs.

3. Now it's time to go look at our inventory and available lots so that you can see the quality of homes that we build. This process can sometimes take more than a few hours but we have found that by the second visit most home seekers are ready to make a decisions, ie. colors if its' a pre-sale or if earlier enough in the building of the Spec, and we've had many home buyers make these decisions on the first visit. (insiders information for reading this blog, if you choose a spec home not only will you find the price of the home better than a pre-sale you will also find that the builder is more likely to negotiate a little more.)

4. Once a home is found it is time to do the paperwork, we take your offer to Mr. Whitworth and he usually answers within a 48 to 72 hours. Along with the contractual paperwork you will get a net sheet so you know how much money you will need to bring to the closing.

Part 3, Do Builders get enough respect?

I told you that part 3 of this blog "working with a builder" we would be talking about what buyers can expect. Well I think I need to change that for just one blog. There is something I need to share with you first.

I want to talk more about the builder, as you all know new home sales, housing starts are a main economic indicator in today's economy and I am here to tell you that home's don't build themselves. I ask that queston are we giving today's builders the respect they deserve? the answer is not really, that banks are scared of the FED and only want to loan on a sure bet , a pre-sale where the buyer has been approved by their lendor or they have to have two pre-sales to give a loan for one spec.

Do you know how many people get employed with just one home being built, from who builds the bulldozer that clears the lot to the title company that closes the loan. To name a few, building supervisor, lot clearing people, pad builders (in our area we build mostly on slabs), concrete for footers, plumbers, concrete mixer drivers, and we havne't even started framing yet. I ask again instead of trying to break the builders lets work with them so that they can keep bulding and keep people working , and giving the rest of us new quality homes.

Mr. W. has been building for 44+ years and with the changes that have gone on in construction he is still on top of what buyers are looking for, I have never seen anyone work as hard on anything as Mr W. he's reading magazines, he is listening to buyers and to what the sales agents are telling him, He puts this all together and keeps producing the product the buyer is looking for.

When Mr. W. is making these changes he has to look at how does this change the house plans, how is this going to effect the bottom line? Because you must remember the builder today has to be able to make a profit even in today's economy. As I speak of this the other day we had a buyer come into one of our Models and she stated that whatever she purchased from us she wanted to make sure to "break the builder", this was before she had even seen our homes, let's just say she didn't buy one of our homes. My Wife and I played a round of golf at BLACKSTONE GOLF COURSE and what an unexpected surprise, you are playing over large ravines, up hills, around trees including Magnolias, Oaks, and a lot of pines, views and vistas on every hole. You will enjoy the fox squirrels who seem to be laughing at you when you duff and if you don't duff they are laughing watching us chase a white ball up and down the hills and when we catch it we hit it again...

We had a great time and at the 8th hole we ordered club sandwiches and we actually had a sandwich that had plenty of meat and was satisfying with a great pickle. From Eglin Airport (VPS) to Blackstone Golf course is 31 miles if you take 85 North and 90 West, or take Hwy 285 North and save about 6 miles and a lot less stop lights.

Is now the time TO Buy or NOT to Buy?

We ask ourselves is now the time to buy a home? Then, should "I buy new or a resale?" I sold resales for many years and whats positive about a resale is that the things have been added, fence, sprinkler system, fully sodded yard, usually the sellers have updated the appliances since they lived there. This was good.

Now since I have been working with new home sales I have to tell you that a new home is the way to go, because our new homes have, new appliances, sprinkler systems, sodded yards, and everything else is new and on top of all that Whitworth Builders pays closing costs with one of our approved lenders and you can find that list under Resources at http://www.whitworthbuilders.com/. Closing costs are a very negotiable item with private sellers.

Homebuyer Tax Credit has a caveat for the Military who have served overseas.

Did you know that the current Homebuyer Tax Credit has a caveat for military and some federal employees that allows an extra year of eligibility?

Under the Worker, Homeownership and Business Assistance Act, which was signed in November 2009, individuals or their spouses who serve on qualified official extended-duty service outside the country for at least 90 days between Jan2, 2009 and April 30th, 2010 have an additional year of eligibility. Given the amount of Local Military Heroes, this could extend the credit for many in our community and others. I have tried to give you a link that you could just go to and read but because bill H.R.3548 is a suppliment for another bill created a year before all you get is the changes so the link below gives you the base information. Hurricane Season June 1 - November 30th

Driving to work today I was listening to the radio and they were talking about today being the first day of hurricane season, and I started remembering what the past few seasons have been like. The last few years have been fairly quiet and we have been lucky. But are we prepared at my house do we have the supplies we need, are my batteries still good from last year. I know I have enough H2O because we have it delivered and I have 5, five gallon bottles of it. but do I have the food needed, you can find what you should have online and plenty of places I am not posting those I just wanted to remind you, have you thought about what you would need?

Not an expert but one who has left the area for Three named storms and has survived with a little fence and roof damage.

Time to Test and Change the Smoke Detector Battery

SMOKE DETECTORS:

The smoke detectors in your home are pre-wired, per electrical code requirements, into the mail electrical system if you have purchased a new home; the smoke detector is backed up with a 9-volt battery.

Homeowner’s Maintenance Guidelines;
Test the detectors and clean and vacuum the openings of the smoke detectors every six months. Visually inspect the clear button on the test switch to see that the indicator light is glowing. To test the alarm, press the test button for about ten seconds, or until the horn sounds lightly. Do not use an open flame to test the detector.

The unit will emit a low-frequency beeping noise if a malfunction or power failure occurs or if the battery is low. Change the 9 Volt battery every 6 months to ensure proper operation.

NAVARRE — “Excellence” and “quality” are words that have become synonymous with the Whitworth Builders’ name.
After 45 years of working in the Panhandle area, Whitworth Builders exhibits an understanding of what it takes to create and sell for the Northwest Florida market.
That expertise is what led the company to take advantage of the possibilities for a ready market in Navarre, building their Meadows subdivision near the crook of U.S. Highway 98 that curves just past the new Walmart Supercenter.

Standard features include underground utilities, steel insulated doors, and reinforced garage doors.
The homes are also outfitted with energy-saving appliances, hardwood cabinets, stainless steel double-bowl kitchen sinks, stain-resistant carpeting, and other features that make the homes both cutting edge and affordable at the same time.
Varying in price from $250,000 to $350,000, the floor plans range from 2,100 to 3,200 square feet and generally include four bedrooms and anywhere from two to 3½ baths.
“We try to be as green as possible while still being affordable,” says Scarlett Godfrey, a real estate agent at Whitworth.
“There are features in the homes that you would expect to find in the higher-end, designer homes, like granite countertops and specialty cabinetry. We try to design the homes with resale in mind.”
As part of a military community, the resale value of homes in The Meadows is an important consideration. The construction and features are intended to negate the need for upgrades before resale, and the builders will even work with buyers to fulfill custom needs.
Construction on a completely handicapped-accessible home for a disabled veteran was just finished, and Whitworth is able to work closely with the VA in cases like this one.
Proximity to the area’s biggest attractions has also lent itself to the popularity of The Meadows. Military personnel enjoy its easy distance to both Eglin Air Force Base and Hurlburt Field.
It is also closer to Pensacola Regional Airport as well as Navarre Beach and Pensacola Beach to the west. To the east, Fort Walton Beach and Mary Esther offer a more immediate solution to all dining, shopping, and entertainment needs; and the beach community of Destin is less than an hour’s drive away. Nearby access to Interstate 10 and 110 give Navarre residents opportunity for day trips to Mobile and Eastern Shore, or points east.
As it continues to grow, Navarre will become more of a draw for buyers, so now is a good time to move to the area.
